In 2024, Moss B&D built an addition of about 680 ft2 over our garage and Family Room. They worked with us to design the addition, with attention to fixtures and livability issues with lots of suggestions and a 3D house model for comparison. The addition was a large bedroom with vaulted ceiling, wood floors, picture window with overhead accent window, two walk-in closets, a small office/nursery room, a large bathroom with toilet, walk-in shower, air jacuzzi tub, and counter with 2 nice sinks. This required a supporting beam above the garage, and a number of other fixes to the family room to comply with Fairfax code. The addition has a separate HVAC system which allows better than one degree F control for the bedroom.
Electrical contractors were extremely helpful, adding a sub-panel for the addition, as well as many suggestions for convenience, etc.; including extra outlets for the garage (not all in the contract) and suggestions for lighting (indirect and direct for the vaulted ceiling bedroom).
My spouse LOVES the bedroom and closets (we had the walk-in closets fitted with a high-end Elfa system so we don't need chest of drawers or dressers- technically a separate job from this; but included in the design stage)- But her love for the bathroom is closer to ecstatic. A year later she continues to tell me she loves the bathroom at least once a week. It's a major win.
As with ANY large project there were touchups and minor corrections (such as added insulation on pipes in a hidden crawlspace) needed after the job was completed (even a couple we didn't see for as long as a 10-11 months). There were a few 'home fixes on the contract that were in the agreement; but not part of the addition, such as a new whole house water shutoff, quarter turn valve that they needed to be reminded of. However, Moss expedited every one of those without complaint or delay.
We've had bathrooms renovated and added, kitchens renovated and walls moved before in other homes. This was by FAR the best experience we've had with any construction. We will use them again.
The cost was in line with what we expected (we expected about $5-600/sq ft in Falls Church VA; we feel we did very well (about $425/ sq ft!) on this project, since we included significant HVAC plumbing, electrical and other costs.
All the workers were courteous, fairly on time with estimated arrival times, etc. The only delay was due to items that were shipped incorrectly; and none of the delays (again, we expect some) were delivery issues with vendors we specified; and none exceeded 2- weeks. Shockingly, for me, they finished only 2 weeks later than the estimated completion date. And that was only some minor issues that did not affect our use of the space.
