“I was very stressed about the water damage inside the walls of one of my bathrooms, which was caused by a water pipe breakage. I was able to see water bubbles on the surface of the wall ready to pop.
So I called Xpress Restoration and within less than an hour, Giovanni Franco, a Water Technician from Xpress Restoration, arrived at my door. Giovanni and his assistant immediately ran moisture tests and found that the moisture inside the walls traveled from my bathroom, to the laundry room, and into my garage. Giovanni measured the moisture content in every wall and showed me the moisture readings around the affected areas.

“What started with a crack in the stucco, turned into the opening of walls on my deck and my bedroom wall fixing old structural termite damage. Ricardo, Juan, Jonathan and the rest of the crew did a great job making a plan and working quickly, efficiently and protecting the rest of the home from dust and debris, including protecting the floor. They cleaned up every day and were very mindful not to damage anything as much as possible. They have a high quality bar and do their jobs very well paying attention to details. They were very patient with requests because I am very detail oriented and particular, and had specific requests of how I wanted things done. And they took care of all of them. We ran into some issues with the paint towards the end and it took a while to figure out what was happening, but they were determined to figure it out and make sure I was happy. “Israel texted he was on his way last week to steam clean tile floor & grout. He arrived at appointed time to clean a 10’x20’ empty room. Grout had various shades of color due to studio being rented 13 yrs and never been steamed cleaned and had various room size rugs covering the floor.
After the job was completed the grout was still damp so I told Israel I’d wait till it was dry before doing my review.
Two days later I checked and grout was all one color now and floor looked great, except I noticed a few of the large tiles in the middle of the room looked like they were dirty. I bent down to touch it with my fingers, and it felt like some sort of a residue came off on my hand. I figured I would just wash it off with water, but that only smeared whatever that product was that was left on the few tiles in the center of the room.
Early this morning, I decided to text Israel and sent him a couple of pictures to let him see what I was seeing and describe what I had felt and that I had tried to wash it off with water, but it didn’t seem to want to clean up well.
He called me and we talked about it and I was just asking if maybe I should use a mixture of half vinegar half water to clean it and he said he was going to come and take a look at it.
He arrived promptly again at designated time and he went in, saw what I was trying to show him, and said he was going to clean it with something special and he ended up what I thought was doing the whole floor but he said it was only around the area I had pointed out. Anyway it turned out perfect. I told him I had only wanted to ask him if I should use something else to try to clean it with and he came and he did it again no problem.
I really appreciated that.
I will use this company again for their great service and a partial redo of a section that for some reason didn’t get rinsed off properly in one small section.
My new tenant is moving in Thursday and I was so happy City’s Finest Carpet Care was able to accommodate me so quickly.
Also the price was very reasonable especially with a Groupon special I was able to use. Other companies I had called wanted a flat $250 and $200 for 10’x20’ room. City’s price was in the $150+ range but with a limited time % off Groupon coupon I got it for $97.

I called them and they were able to come out within the next two hours.
