“Short review: City Basement did a fantastic job! The long review is wordy.
Originally, our house had an outside well, where the pipe came through the wall. After we got city water, the pipe through the wall was removed, but a small amount of water would seep through some kind of crack. This would leak approximately once per year, when the water level would rise outside the house. We would roll back the carpet and use a wet vac and fans to survive that week or so. I tried a lot of DIY solutions, but nothing totally stopped the water problem (photo #1). Most of the year, there is no water coming in, but the wall is still stained and felt damp.
Additionally, in a different part of the basement, water would seep through at the base of the wall near our sump pump. This area was unfinished, so it was not as big of a problem, but still frustrating. See photo #3 to see where the water stained the wall and floor.
I had talked with various basement water experts over the years, but no one was able to propose a satisfactory solution. Then I heard about Hank at City Basement and called him. He came to our house, listened to what I needed done, and told me that he had solutions that were guaranteed to work. He explained the process and gave a price, and was able to come within a couple of weeks.
For the first problem, the crew dug down outside the house to below the foundation (photo #2), cleaned the wall, and applied an adhesive.
For the second problem, they dug inside the basement wall, put in new drainage pipes and gravel, then put a barrier to prevent water from running down the wall across the floor. They then installed new concrete to seal the floor where they had dug (photo #4).
I waited to write this review until after the times in the late winter when the wall would leak. I wanted to verify that no water was coming in. During the winter of 2025-26, we had some record flooding in Kent County. As of mid-May, we had absolutely no water issues. This is the first time since we moved into the house over 35 years ago! I finally feel confident that I will be able to paint the basement walls without masking a water problem.
Hank and City Basement know their business, and I heartily recommend them. They guarantee their work, and it shows.“

“What more could we say about VADA that has not already been said in so many reviews? Dominic and everyone on his team was great to work with from start to finish.

We hired VADA to finish the “third floor” attic of our 100+ year old Eastown home. Every other contractor we had brought up there seemed overwhelmed by the project. They would talk about how challenging it would be, how much that would add to the cost and time, how limited our options for the space would be. For a couple years, we tried to act like our own GC, and hire different trades ourselves, but we had no idea what we were doing.

Then we found VADA. We read the website, and combed through the reviews. A home remodeling company in Grand Rapids that talked about finishing attics in old homes. It seemed too good to be true. But we knew that what we had been trying was not working, so we asked them to come out.

Dominic was completely different from every other contractor we had up there. He was excited about our project from the moment he saw the space. You could feel it. He started asking questions and offering ideas we had never considered. Did we want to raise the front window to better fit a couch under it? Raise the door to our awkward attic stairs so that we did not keep hitting our heads? Make the built-in shelves moveable so that we could access the space behind them for additional storage?

Dominic did not seem phased by any of the challenges that the other contractors had raised. Whenever we would ask about one, he seemed to have already considered it, had a plan for addressing it, and maybe even a back-up if that did not work. From that first consult, we knew that we wanted to hire him.

We were not disappointed. Throughout the project, Dominic remained just as excited and engaged about our project as when we first met him. His communication was excellent throughout the process, and you could tell he cared about limiting the impacts to our family and the rest of our home. We have a lot of respect for him and trust in his work.

The finished attic also exceeded our expectations, and everyone we have shown it to has been blown away. We could not be happier with it.
