Project Overview & Scope<br><br>After evaluating proposals from 7 or 8 local contractors, Winfield Construction stood out for their 35+ years of experience, clear communication, and technical expertise in complex hillside foundations.<br><br>To execute an extensive 80% to 90% structural overhaul on our 100-year-old home in the Berkeley Hills, Winfield brought engineered plans to life and led the seismic/foundation scope, while EBS executed specialized structural elements. Over a 5-to-6-month period, Winfield maintained a dedicated full-time crew of 6 to 8 skilled tradespeople on-site.<br><br>Key Work Completed:<br><br>Structural Assessment: Complete wall exposure to evaluate load paths from footings to the roof framing.<br><br>Seismic Retrofit: Full bracing system installation, including engineered shear walls, mechanical anchors, and heavy-duty hold-downs.<br><br>Underpinning & Bench Piers: Manual excavation and pouring of 5 reinforced concrete bench piers to stabilize the foundation.<br><br>Foundation Replacement: Centerline sistering with new reinforced curb walls, along with 21 linear feet of sub-slab and stem wall replacement.<br><br>Substructure Support: Installation of 5 cast-in-place isolated footings, support posts, and load-bearing girders.<br><br>Deck Ledger Support: Framing and anchor installation for a 40+ foot structural ledger board designed for a new deck.<br><br>Exterior Carpentry: Framed a new access door opening without compromising structural integrity.<br><br>2.
