“Trae Simmons and Tri-Coastal did an outstanding job with my mother-in-law’s roof. From the very beginning, Trae was professional, patient, and genuinely helpful. This was our first time dealing with a roof replacement through insurance, and there were a lot of details we didn’t fully understand at first. Trae took the time to explain the process, answer our questions, and make sure we felt comfortable every step of the way.

One of the biggest things we appreciated was how well he communicated with the insurance company. He helped coordinate the process, handled the back-and-forth, and made everything much smoother than we expected. He was responsive, easy to reach, and followed through on what he said he would do. That gave us a lot of confidence, especially because this was for my mother-in-law’s home and we wanted to make sure everything was done properly.

The actual roof work was completed smoothly, the workmanship was excellent, and the overall experience was very positive. “I have used this firm once before for basement insulation and was impressed with work quality and communication.

This job was to correct a sagging corner on a deck and warped deck rails on the composite railings. They installed additional fasteners on the rails, corrected a sagging rim joist, and reinstalled decking----one day of work and the deck looks amazing and is sturdy (and level!). Better than promised and job site is cleaner than before the work!

I also asked them to repair rotted door jamb bases around my basement french door.....I was expecting a splice of composite material to the lowest few inches of the jamb. They replaced the pine jambs with PVC or some other composite on both sides all the way up. It looks amazing.....caulked and finished perfectly.

One more thing-----the office staff communicates well about timing of visits for estimates and scheduling for the work dates. Very impressive. Thanks!“

“My wife and I first contacted “One Source” in 2001 after purchasing a one story house in southern Anne Arundel County , MD. We really liked the 3 acre lot with surrounding woods but the house itself was small and outdated. We met with Randy and Todd and they gave us some ideas on what could be done to transform the house into the home that we wanted. We gave them our budget and they put together plans to add a second floor with a large primary suite with a large bathroom. They also had several ideas on improving the bedrooms, bathroom and kitchen on the original main floor.

They stayed within our budget and kept to the agreed upon timeline.

They also added a spacious front porch.

A few years later we decided to expand the ground floor of the home and add a fireplace. We called Todd and again we were very happy with the second phase of the construction.

Our final construction project with “One Source” was to turn a detached barn / outbuilding on the same property into a separate guesthouse. They did a beautiful job with that also. They installed plumbing , heat and air conditioning so that it was a complete self-contained living space. And it added a lot of curb appeal to the whole property.

In the end they exceeded our expectations and gave us the home that we loved and lived in for over 20 years.

My project was not small by any means with a large deck, stone patio with a firepit and seating area.
