“I will preface this review by saying that I have very high expectations when I hire a contractor and have zero tolerance for any shortfall. I am a skeptic by nature because I have a lifetime of experience and have been down in the dirt most of that time. I solicited proposals from four companies and was very careful that I gave each company all the information on my property as I understood it and gave the exact same information to each contractor. KCS wasn’t the low bidder but the KCS representative (Brian) was by far the most thorough in evaluating my needs and explaining the best remedy and why that was best. Plus he found two issues that the others missed completely.

With that in mind, you can imagine that when the KCS crew arrived to install 12 foundation piers and bury my 9 gutter drain lines, I had a conversation with the foreman (Robert) to make clear my expectations. He indicated that he understood and intended to fully meet those expectations. They unloaded a Kubota rubber tracked mini excavator and started to work… Hmmm, the right tool for the job.

One area of my property where 6 of the piers were to be installed was covered by pea gravel. I asked that, if possible, they save as much of that as they could (thinking it wasn’t really reasonable and likely wouldn’t happen). Robert said that was his plan… and they did. When they were done in this area, I couldn’t even tell they’d been in there even thought I’d watched them do it. Okay, so they got one part right but I still wasn’t convinced.

They had six more piers to go and those were going to be along the deepest most difficult section of my basement. The three along the front side of my house were inside a terraced flower bed that was was more than 6 ft high along the basement wall and one in the rear was going to be 10 ft deep and very near my air conditioner. I fully expected that they’d have to tear down the flower bed and I wasn’t at all confident about the safety of my air conditioner. That turned out to be much worry about nothing. They spread plastic sheeting on the ground to put the dirt on and minimize the mess and made short work of the most difficult piers. That guy could really operate that mini excavator. Then they unloaded a “jumping jack” style compactor and started back filling the holes. Here again, the right tool for the job. They back filled all the holes, compacted the dirt, raked and contoured the area then reseeded and spread straw. Wow, I may actually smile before this is over.

Then they started on the gutter downspouts. KCS had called 811 and had everything flagged well ahead of time. They had to undermine the sidewalk for three of the drains while avoiding all the underground utilities. They installed pop-up drains, back filled the area, put pea gravel under the drains then reseeded the area and spread straw. Then actually bagged up the excess dirt and loaded it on their truck. Then they washed the dirt off the driveway and sidewalk and left everything clean and tidy.

By the end of the project I realized that these guys were highly skilled professionals who were very good at their job. When they left, except for the reseeded areas, you couldn’t tell they’d been on the grass. They didn’t take any shortcuts or do anything that was inconsistent with the proposal and they arrived fully prepared and with everything they need to complete the project. They exceeded my expectations in every way and I did smile - you can ask my wife.“
