“PLEASE READ IF YOU WANT OR NEED A MORTGAGE!! EVEN WITH A 500-620 CREDIT SCORE!

I am a Veteran and had a 520 credit score when I reached out to Barclay Butler Finacial. I called 3 other mortgage companies one being another broker. ALL THREE shot me down and said “You need a 620 credit score” and also was told “I could only get you up to a $175k-200k loan. They Did not try to help us past a credit check. Barclay HIMSELF called and I made him aware of our situation. I was due to have a second child within 60 days and our family was living with our daughter (13 months old at the time.) and our three dogs in a single wide trailer. My VA just went through this same week and he sprung into action and did not waste a single second. There were a few things we had to go through like establishing 3 lines of other credit to prove I can make payments on time to the credit bureaus (which also helped my credit score.) I had a storage payment, an internet payment and an Apple Music payment that we used. He also went through the troubles of writing out letters of explanations of why I had late payments on my two credit cards (in my case they were both medical/emergency situations) but one was even 120 past due and he was STILL able to make a mortgage happen for us and CLOSE! And he did it all within the 60 day timeframe I needed!! 6 days after our son was born we CLOSED on our 300k+ house! We would have closed sooner on Barclays end but on the sellers end there needed to be repairs done mandatory by the VA to close. If it was not for the repairs Barclay would have CLOSED the home two weeks sooner! His assistant Ashtar N, is a beautiful soul and was very kind and patient and helpful! I couldn’t have imagined a better partnership to guide us through this process and I truly believe if it was not for them we would not have been able to have a new home for our new baby and our family for at least 6 more months to a year!
