“Aric and Duglio from 1Roof came out this evening. We had requested them to come inspect a potential issue with what we assumed and we were told was a roof leak. We had a different crew from a different company come out this morning as they originally stopped by while “in the neighborhood”. They spoke with my wife as I was unavailable and she said she felt rushed and pressured. They said we had a leak near a hood vent and they detected moisture but no mold so it was recent roof leak. Again this felt like a pressure tactic and they said a repair alone was $3500-$5000 and felt they could get an adjuster from our insurance to agree to a new roof. But we have a 2% deductible so it would have been 5 figure amount out of pocket.
Thank goodness Aric and Duglio came out for a second opinion. They were recommended by multiple people. They inspected everywhere around the supposed area of the leak and used a moisture meter to check it as well. Found no indication of moisture or leak. Then they went into our upstairs bathroom which we rarely use. Sure enough, a gasket was steadily dripping. The paint on the baseboard and quarter round were wet and the paint was all bubbled and peeling from the excessive moisture. They asked for no money afterwards and were just really great and helpful. I’m very impressed and grateful.
Conversely, I’m very disappointed that the original inspection appears to have been seen as opportunity to take advantage of the circumstances and diagnose a roof issue that wasn’t there. Just so they could make a large payout at our expense.
Be wary of the door to door roof companies offering free inspections. We certainly had a couple loose shingles and a couple nail pops BUT this is an 8yr old roof. Certainly doesn’t need replaced yet based on the 2nd opinion. And the repairs that need done will cost $300 with 1Roof…other company again said $3500 to $5000.
