“We were EXTREMELY fortunate to have had Pat represent us when we sold our house in Silicon Valley. His attention to detail, making sure accurate information was provided to potential buyers and ensuring our property was in it's best shape for showing when we were 3,000 miles away proved to us and others that he really takes his clients' best interest seriously. Let’s start with the selling.

We had interviewed two realtors before Michael, while both were competent and I am sure they would have done a reasonable job, they were missing the spark of enthusiasm and excitement of someone who truly loves their job and is great at it.

The afternoon I called Michael he came immediately the same day. His enthusiasm for the job was infectious, he came up with a list of changes which would improve the house value. Clearing up the front yard, replanting grass in the back and the front yard. What flowers to put. What fencing to put, what interior / exterior paints to use which will resonate with most buyers. What lights etc. In a period of days and at a reasonable cost they were done and the house looked much better.

Michael has a team working with him listing agent, contractors, land scapers, custodians, operations manager, stagers all of whom are super quick at their job and their vendors are all very reliable. The listing agent Bri apart from other things did a wonderful intro video to the house. The custodian Mani did a wonderful job in keeping the house amazingly spotless clean and did a lot of innumerable things like cleaning the hot tub, naming all the fruit trees, making a drawing in the chalkboard in the kids bedroom. Ola did a lot of day to day communication. She was on top of any message and had an amazing fast turn around time given any requirement.

The proof of the pudding was in the selling. It was on the market for less than a week and we sold the house above our initial expectations.They kept everything in stellar condition till close and we closed on time.

Won’t think twice before hiring them again for the next time I have to sell.

Coming to the buy side.

Michael has a nose for what to look for in a house. Maybe houses which looked good to us Michael gave us sound reasons why it may not be great to live in however good it looks, and has all the bells and whistles.

We zeroed in on a house which fit all our requirements and his team did a great job in understanding the demand and the pricing.

Even post purchase Michael and team have very helpful advice on things which can be improved before moving in and also help us find the right vendors for the improvements we are making.

“I've known Mehdi since 2018 when I got a call from him from Keller Williams Realty when I was casually looking at homes. Since then up until 2021, Mehdi has been the most patient realtor you can ask for. He was always available to show a home even though I hadn't placed an offer for years (or even got a pre-qualification letter). One of his best traits is his patience. He was never pushy and respected my partner's and my opinions, never once implying that he knew better or that we were wrong to want to place a certain offer despite us being first time homebuyers.In August 2020, an offer we made on a Santa Clara townhome was accepted. This home was a deal because it was priced at $120,000 below the market price because the home had remodels done without permits. But, Mehdi put in $40,000 of his own money to help the seller get the permits before we closed. He was 100% reimbursed for this at the time of close. Eventually, with Mehdi's peaceful negotiation between all parties, we got a 3b3b townhome at a great location in Santa Clara at $120,000 below the market price (compared to 3 similar homes sold in the same complex after our offer was accepted), we got $40,000 worth of repairs for a final passed city permit, $2500 worth of termite repairs and an additional $10,000 in the escrow account from the seller to update the balcony's wooden floor and rails. Apart from the city permits, unfortunately, the sellers' grant deed went missing which made it difficult for us to get title insurance. Mehdi found us a new escrow company and eventually, title insurance with First American Title Company. Through the 6 months till we closed, Mehdi not only put his money on the line, he navigated all the tense conversations between the seller, the bank, the city, many, many different contractors, architects and tradespeople all while he tried to get the best outcome for both us and the seller. He is a decent, honest and integrous agent. Although we feel like we got the best possible outcome finally, we saw that he never took advantage of any of the other parties and tried to help the seller and even our loan agent at Wells Fargo. There were numerous instances when Mehdi stepped up to do what the seller's agent was supposed to do, staying up nights and working weekends to close quickly. Thanks to his experience and contacts, there were contractors of all different trades who were willing to come in for Mehdi even at 10 pm to get any construction updates for the city permit done on short notice. We rarely had to struggle to find someone who would fix or inspect something before the city inspections. Eventually we got a great home in a beautiful complex, title insurance, city-approved remodels and a brand new balcony. Thanks to Mehdi, our experience buying a home in the Bay area has not been stressful or competitive like the experience of most other buyers in the Bay area. We are grateful to own a like-new home bought much below market price with a kind, persistent buyer's agent. We highly recommend Mehdi Safipour if you're looking to buy a home in the Bay area.
