I'm a Real Estate Consultant, Investor and Mortgage Broker- when managing a mortgage loan I always order an appraisal as soon as contract is signed so we can close in 15 days or less but only "pencil" the actual appraisal inspection until after the home inspection contingency is completed. Unfortunately, this timeline can be more than 10 days when there's gap in communications, repair bids needed and renegotiations with the risk of the seller/buyer not in agreement and a sale fail occurs- so we wouldn't want to have a buyer pay for appraisal until we get last that point. One of my investor clients had an inspection Tuesday with Bear Home Inspections and when I called Wednesday to see how it went I learned that she was very happy and shared that her buyers agent and the inspector spent over an hour with her going over line by line, each item on the inspection and she was VERY grateful for such details. The home wasn't perfect but the issues were minor and the detailed explanation is what calmed this buyer. I wished more inspectors would take the time to offer this "extra" education as that is the key to success. She mentioned this was her 4th home she bought and those purchases all had inspections but they were never explained to her in detail- her previous Realtor didn't attend the inspection nor advise her to- they sent an inspection and the Realtor asked if she was "good" with it! She stated she learned a lot of things to know when buying her next investment. Great job to Jared and Bear Inspections This very well could have been one of the 34% sale fails in Clark County without your explanations and details. This is how solid teams of solid referral partners are created- and a "team" is what it takes these days to make a win.
