    I recently paid $150 in application deposits and was treated like an inconvenience throughout the entire process. I repeatedly followed up on the status of our application, only to be met with constant delays. Most of the time, the representative was unavailable, and when they were available, they kept adding new requirements instead of requesting everything at once.
    We were originally told the process would take 3–4 days. Three weeks later, we were still being told that verification was “pending,” with tasks being handled one at a time per day rather than efficiently. This was misleading and unprofessional.
    Be warned: after a certain period, they cancel your $50 application, and it may appear as a denial visible to other companies, which can negatively affect future applications.
    Out of the $150 paid, $100 was pocketed. I know this because two other applicants’ credit was never affected, and they never received a credit report, confirming that no legitimate processing occurred for them.
    Overall, this was a complete waste of three weeks and $150. I would not recommend this company to anyone. I’m sharing this so others don’t lose time, money, or risk unnecessary damage to their application history.

    They do not like to pay other businesses for work that has been completed. They'll hire the other company, schedule the work and then once the work has been completed and you send an invoice they will say the owner of the property does not want to pay.

    My mother had a Property Management Agreement with this company to "Manage" her home/property. DO NOT DO NOT LET DAWSON FORD GARBEE & CO HAVE ANYTHING TO DO WITH YOUR HOME OR REPRESENT YOU. Unprofessional and poorly managed organization who acts like they are unaware of what is happening to deflect any type of contractual responsibility, hoping you don't know the laws of Real Estate. I speak these truths from a personal experience working directly with ****** Dawson and a female agent who works as a Property Manger for them, but they have no integrity and do not work for you. Those who represent this organization, work in a way that is minimal. They also don't follow the agreement they sign with a tenant they have living in your home. FOR EXAMPLE, on Leasing Agreement with the tenant, they did not complete initial walk thru of property with tenant prior to them moving in or take PICTURES. THEY ALSO NEVER VISIT YOUR PROPERTY during the time of the tenant living in your home. When our time ended with this agency we had hoarders living in the house and holes in ceilings. Fun fact they never had any invoices of the damage or any other work they had done in the house prior to this happening. Sketch. Very sketch. I promise to God this is not a exaggeration and truly our story. My mom lives in Richmond and I was the daughter dealing with this mess. I pray no one else has had this experience with them or anyone in the future.

    WE SHOULD HAVE READ THE REVIEWS FIRST! SEEMS LIKE OUR BAD EXPERIENCE IS SIMILAR TO MANY OTHERS. So my wife and I connected with Dawson Ford Garbee agent to help with investment property. Did our best to screen agent and set our expectations since we live four hours away. We found a house we wanted to buy during a weekend visit to Lynchburg. Called our agent and asked her to contact Sellers agent and get the offer discussion started. Our agent said she would do it later that night. Got a call from our agent the next day telling us someone else got an offer in. Never found out if she even made the call for us the night before. We asked about putting in a back up offer. Took a week to get the paperwork finished with my wife doing most of the work. Didn't get much help from DFG on completing the paperwork and some of their information was wrong. Found another house and asked our agent to make an offer. She argued with us about the offer because she thought it was too low and the sellers agent would not accept it. A week goes by and she asks us if we want to put an offer in on the house we discussed the previous week. She never made the call. She finally made the call and the sellers agent did their job and came back with a counter. So we decided that this was not a good agent for us and asked to be released from our contract. During this time our backup offers is considered because first contract falls through. Same agent starts with the negotiations and paperwork even though she was not supposed to. She starts the contract process all over on Monday. Still not done by Tuesday morning. We call the sales manager and ask for help because now we see this house slipping away from us. We are told deal will be done by end of day but it's not. We call Sales Manager Wed morning to find out what's going on. Find out there are multiple contracts now and we still don't have a ratified contract. So we have to do paperwork over again. Finally get proper and correct documents to sellers agent late Wed evening. Find out Wed night we got the house. It took three days of our time, many phone calls and a lot of anxiety and frustration to get through a process that should have taken a couple hours. So I put a call into the owner. He passes me off to the sales manager and chooses not to return my call. So I text him and say I will post our experience on local websites unless he calls me. His answer was "Please do so". So here it is. Don't waste your time with this group, especially if you are not local. STAY AWAY.

    We used their property management services to lease out our house when we moved. To say the least, they completely botched the entire management of the property with less than reliable tenants. They approved tenants who should've never been, even when they claim to conduct credit and background checks. We eventually saw their application and is baffling they were approved. The tenants were rarely on time with payments. With our contract for them to manage the property, they should've evicted them months before they even began the proceedings. The worst part of it was their unavailability. We always had to proactively contact them to find out why payments were late. We had to tell them what to do to evict them! It's in our contract what they're supposed to do and we had to tell them! I can't stress that enough. Part of their problem is that they are understaffed in that business line, but that is no excuse for such poor service. Whatever you do, don't hire them to manage any property you own.

    We needed help finding a home. We were new to the area. We needed a house. Sounds like a simple task, right? After reading many reviews online of realtors, we decided to ask Mikey Hertzing for assistance. While he rapidly responded to our request, he just as quickly passed us off to his fresh-out-of-school "apprentice." Our situation was pretty simple. We had no house to sell, were pre-approved for a loan, and we were in a hurry. (We had been renting and the end of our lease was quickly approaching). Jake took us to many homes in the next several days and to make a long story shorter, we found a house outside of Lynchburg city that we were ready to put an offer on. This is where everything went downhill...but maybe not quickly... The house that we made an offer on (ALSO listed with Dawson Ford Garbee) was listed for sale while the septic tank was on the neighboring property. This was later found out that the owner and HER realtor had FULL knowledge of this. As the WEEKS went by, we heard less and less from Jake. Our calls were not returned and we were questioning the offer more and more everyday. There was talk of pre-posession. There was talk of purchasing just that small piece of land, but a surveyor needed to come to the house first. Time was running out! Where was the surveyor? We had to call him OURSELVES! And guess what? He hadn't even been told about the situation. In fact, he had been told there was no hurry at all. It was time to look at other options in the meantime. But when we asked, our request was put off via text, stating he was "sorry for any convenience." We backed out of the contract and went with real estate professionals instead. We found a fantastic house within a week and moved in within three. Two and a half months wasted, more than 200 dollars wasted on an inspection, sleepless nights. Going for a house that should not have been listed in the first place?! If you want to be an ACTIVE part of your real estate experience, do not call Dawson Ford Garbee.

    We contacted Wendy Reddy for help with local homes. She was non-responsive and always came back with answers that she was busy but would "get to it". We could not get her to provide Any real info on homes. It was an overall terrible experience and I am happy that we did not have to use her for our actual purchase (as it would have hurt to have to give her money for her 'help'). Pick anyone else. There customers. I told you in advance. :)
