About Port Royal Condominiums

Port Royal Condominiums is an older building located in a prime area, undergoing extensive renovations to modernize its appearance and amenities. The building's management has been praised for their commitment to improving the property, with ongoing projects including new paint, lighting, and carpeting in the hallways, as well as a full renovation of the lobby. The building's highlight is its rooftop, which offers a 360-degree view of the surrounding area and is an excellent spot to enjoy fireworks. While the building may not be as competitive as newly constructed apartments in the area, it offers a more affordable option for homeowners who want to live in the desirable Old Town location. The condos are spacious, and many owners have invested in renovating their own units. However, the rental properties are described as outdated and overpriced, with some landlords being perceived as "rude and greedy" by raising rents to cover the cost of the building's renovations. Overall, Port Royal Condominiums is a building with a lot of potential, especially for homeowners who are willing to overlook the ongoing construction and the slower, quieter vibe of the predominantly older resident population.

Ive lived here for 8 yrs. Yes, it is an older building; however, the new management has been doing an amazing job with exterior and interior renovations. The garage project just ended. New paint, lighting, and carpet are going up in all the hallways. Exterior is halfway done being repaired and painted. The lobby is also getting a full reno. I would estimate by late 2025 its going to look like a new building and be competitive with the newly built buildings around which cost an arm and a leg. The highlight is the rooftop. 360 view of the DMV, and no better place to see fireworks. Of course the location is unbeatable. The high rent complaints are baffling to me because...read full review

2022 Review: It is a nice place to buy BUT NOT TO RENT. The building is not competitive with the new apartment buildings nearby. It is very restrictive and no amenities whatsoever. I will NOT recommend as investment property either since the rental estimated value is NOT competitive. However, the building has a lot of on going renovation projects. It is an excellent opportunity to BUY since it will appreciate in the long run. As a homeowner, it is good thing but NOT as a TENANT. It will be a lot of noise and inconveniences. It has a lot of potential for homeowners who want to live in Old Town, without the high price tag of the new developments. The condos are very spacious and owners have invested a lot in renovating their own spaces. On the contrary, the RENTAL properties are outdated and overpriced. Landlords are kind of rude and greedy. They will raise your rent to pay for any increase in condo fee due to renovation projects that you will NOT enjoy it. Unless, you are planning to stay here for years. It is kind of sad to say goodbye to excellent residents that can't afford the rent anymore but landlord are cold and greedy. Most of the residents are 60 plus, so the vibe is very slow and quite.
