This review is not so much against Warren Realty but against the realtor we have that represents the Company. My story is as follows. Kathleen J. of Warren realty was hired by my sister who is the Executor of my moms estate in August of 2024, after My sister and I cleaned up moms home to put it on the market. She was hired by my sister to list the home (contract was signed) on August 29th 2024. The listing didn't go live until nearly a month later. Why? I have no idea because most realtors have the listings up within 24 hours after a contract is signed. My sister was not offered any shorter term contract, but was instead locked into a year contract with Kathleen. The home is a large 4 bedroom home, double lot, on 38B in the Maine Endwell school system. Yes, it needs some work and TLC. but as an Estate we listed the property as is. It needed very little maintenance inside, paint, maybe new carpet and a furnace. We were even willing to replace the furnace for the new owner Long story short, Kathleen was apparently too busy or too lazy to write up more than a mediocre listing and again didn't put the listing on line till nearly a month after she had gotten it. She never showed the home herself, as our agent. Doors were never checked if locked when realtors left and on more than one occasion inner door from he garage was left open upon a showing agent leaving. Other realtors once in awhile showed the property and we had one very interested family which we only got verbal offer but they came in 66,000 under our asking price. WE gave a verbal counter to Kathleen, which put the property right in the middle of what we were asking and what the offer was from the interested parties. WE believe that Kathleen never presented that counter offer as a few days later we got the original offer in writing as if we had accepted as if we had a contract for that amount, which we never accepted. It was very strange and we wanted more information as to why there was no answer or counter to what we proposed and got no answers. WE would have worked with the interested party if they had come up a bit more. WE didn't get that opportunity and neither did they. The offer that they originally gave Kathleen, taking the asking price down 66,000 they were really wanting us to do all their changes, such as paint and carpet ... This home was built in the 60s I believe and has good bones. WE are not paying for peoples upgrade choices. They were already going to get a lot of home and property and we all know what property is worth in NY state. It's up to them to make things the way they want not with seller money. They would have been getting a deal if they were given our counter offer which was 280,000. Kathleen had very poor communication with us, She never showed the home herself , yet locked us into a yearly contract. WE lost a lot of time because of this realtor in getting the property listed in the summer when people are actually looking to move before school starts. WE have had to pay taxes now twice and have been paying the electric over a year and lawn maintenance for a 2 acre property. She took advantage of our situation. None of us live locally so cannot be up there to see that things are always running smoothly. My sister the executor , is in town once a week but many times phone calls or messages were going unanswered by Kathleen. As the contract is coming to a close, she was calling to say there was interest on the property but since this took so long more problems are happening with the property and it's due to it sitting on the market so long. Id ask anyone that is listing your property for sale, Don't use this particular Warren realtor. She didn't market our home at all but would have benefited , getting her 3 percent, not the full 6 % she would have gotten if she was selling and buyers agent if she worked for it, for up to a year regardless if she showed the home or not. Now we are left with finding another Realtor a year later. Shelling out more money every

If you’re thinking about buying a house, you need to work with Niccole. She was super patient and took the time to explain everything so I actually understood what was going on. I never felt rushed or pressured—she really made the whole process way less stressful than I expected. Honestly, she made things easy. They charged us even though they did not look out for us. We were told that buying land would be a quick and simple process only to wait over 2 months for sellers to get their paperwork in order. Then when we were tired of waiting, they told us that they would still charge us for backing out. They were not transparent, did not have our backs, and didn’t offer great advice. Very old school, and money hungry.

Second time we used Warren. Both times our realtor was very professional, helpful and an absolute joy to work with. Colleen Goldstone is such a beautiful person, full of energy and always holding a positive attitude. She was always ready with answers and if she did not have it she was on the spot to get it and give it to us. As always, this is our last purchase, lol but if it happens again we will be contacting Warren Real Estate.
