Good reliable inspection company, especially on the north shore

I waited to write this review to see if there would be any action. We used these inspectors twice. The first time the report was thoroughly detailed and we decided to proceed but the home fell through. The second time, a month later, the report did not provide near the amount of information. We were purchasing a home in Illinois from out of state and were relying on the accuracy and detail of the report. Since the inspection was done relatively quickly and the report did not demonstrate any significant issues we decided to proceed. Immediately upon move-in, we noticed a smell from the bathroom, significant cracks in the ceiling, peeling near the windows, discoloration of the ceiling in several rooms, an older roof, mold in the bathroom, dangerous stair cutout and the list goes on. While we've paid to have some of these things remedied, all I requested at this point was a follow-up inspection by the person who completed our first home inspection, so we have a better idea of what issues to expect in the future.

A Seller's dream. A buyer's nightmare. If you are looking for a company that talks a big talk and not much else, then this is the place for you! Selling a house with material defects, then this is the place for you! Everyone else, watch out! Make sure you read the BBB reviews and the legitimate reviews on Yelp. A total nightmare--WCHI essentially delivered a near clean bill of health for the home we purchased, but it turns out they missed glaring defects that we discovered only after closing when we moved in. Some of the items WCHI did identify in the inspection report were items we specifically noted ourselves to the WCHI inspector after the inspector had already overlooked them (seriously, they overlooked a rotten window sill and frame until we pointed it out). Shower tiles were degrading and falling apart--this was neither noticed nor included in the report. Improperly installed electrical lines (i.e., an AC unit installed on the wrong size of electrical line overloading the circuits for years and nearly resulting in an electrical fire...we were luckily home when the breakers started to melt and were able to cut the power to avoid a full fire)--this was not noticed either. In a couple appliances, there was mold damage so severe that you could smell it before opening the door to the appliance--but nothing was noted in the report. Also, while our WCHI inspector bragged about being a certified mold specialist during the inspection, we later discovered that mold was actually excluded from the inspection itself. We had plumbing issues in bathrooms (no hot water, no pressure, etc.)--nothing was noted. There were missing electrical covers and exposed outlets (which posed a hazard for our small kids)--nothing there, either. The list goes on and on. Would have been better off doing the inspection ourselves. It was probably too big of a job for one person to complete in the timeframe the inspector allotted for the inspection. When we brought up the issues, we discovered only a couple of the misses would be covered by the warranty (and even then, we had to fight for awhile to recoup the cost of fixing things like hot water access and water pressure). When we pointed to the other issues that were outside of the warranty coverage, we were referred to their insurance provider...whose legal counsel told us our recovery under Illinois law would be limited to the price we paid for the inspection (roughly ~$850). As we spent literally thousands of dollars dealing with rewiring issues, replacing moldy appliances, fixing a sewage drain that had been clogged since well before we moved in, etc., that would have barely covered a fraction of our losses. So I guess you really get what you pay for here--which wasn't much. Be skeptical of the 5 star reviews...or really anything over a 1. Unless you are a seller and want to hire an inspector for a virtually guaranteed pre-sale report that gives a clean report, this isn't the place for you.

I was starting the process of purchasing my first home and found Windy City on Google. I reached out to them on a day that they were not in the office and left a message. The owner called me back from his mobile phone and was extremely pleasant. He answered my questions, gave me a quote and told me when he could get someone to inspect the home. On the day of inspection, Brad was on time and very friendly. He was extremely thorough and professional. He came with a wealth of knowledge and was very open to questions. He was clear about his findings and things went very smoothly. The company had also reached out to who they use to conduct the Radon testing. They came the same day to put the boxes down.
