I had a wonderful 5-year experience living in a Lower Pacific Heights studio apartment managed by Tom Carpio/Founders Realty. It's in a relatively safe location that is within walking distance to Japantown and Trader Joe's/Target; I'm lucky to have called it my home during pharmacy school and my residency training. I appreciate that Tom's communication is always top-notch: He is prompt in responding to any inquiries or concerns the tenants may have. For example, we had an issue with packages being stolen from the front entrance area, so Tom and his team were prompt in ensuring the common door locks were changed. In a studio apartment in the Inner Richmond, managed by Tomas Carpio, I've had totally positive experiences. The unit was spotless at move-in. Response has been immediate for needed repairs. When my electricity was suddenly out, the repairman arrived right away and tried several things, then called P.G.& E directly. Turns out that P.G.& E. had turned off my power by mistake and restored power within hours. Recently, during the storm of a century, the shower drain was accumulating sewage water and flooding onto the bathroom and hallway floors.I baled water out as fast as it was coming in. I emailed at 4 a.m., Mister Carpio answered by 8 a.m., and plumbers arrived by noon....read full review

Long term tenant in building. Founders took over after a buyout. This review is mostly about Tom who has always been really good at following up with my inquiries and questions. When I've needed work done, its been scheduled quickly. Tom has always been really honest with my questions about construction times and expectations as well. I was asked to move out of my unit during a seismic retrofit and he worked with me on timelines and as soon as as I was able to move back in to building, he let me know and got me into another unit. Being a long term tenant, they could have easily dragged that out until I eventually left but was very accommodating and that was appreciated.
