Affordable Design and Drafting

We set out for an affordable set of architectural plans that gets permitted and Bob definitely delivered on that. We had a clear vision, and he creatively guided us to make it happen. He was great to interact with both in person and through email (responding to detailed line item revisions), and is frankly a nice person (which my family values). There was some delay due to county issues, but also some personal conflicts Bob was upfront on. With clear expectations & communications methods agreed to up front, others may be able to avoid some of our delays. He could benefit from more pro-active status updates, but that is something you could agree with him on in advance perhaps. Another note (more of an overall lesson between design & build), make your selections EARLY - like when you work with Bob (vs. with your builder). We focused so much on the floor plan and elevation, we didn't spend sufficient/any time with Bob specifying windows for example. That caused delays when my builder was engaged. Maybe even consider specifying exact light fixtures and HVAC if possible.
