The high level of experience these massage therapists have for the price makes this place a very good find. I have felt relief of muscle tension amd aches from Judy, Candy, amd Molly, all very good massage therapists. It is COMMON for the tip culture to leave a generous tip precisely because the owner has lower than average Bay area fees, you want to help them with leaving a nice tip.
I think with most customers looking at this establishment, it may seem a little sketchy from the outside. But, inside is actually a clean and nicely kept massage spa. Don't be deterred from the outside, you actually get your own individual room with heated massage table. I went in because my low and mid back were feeling tight and came out feeling great. The owner was super friendly and the masseuse, Lily, did an excellent job.
I called the day of to make sure they had availability and booked an afternoon appointment. I paid $60 for an hour + tip. You pay the initial fee upfront and tip after. I'm looking forward to my next appointment.
