The only reason this property management company is getting bad reviews is they are one of the few who rent out lower-income studios in the area. I lived at Walnut Creek Studios in the 90's and had no issues with Eric Hart and property management. I am currently renting a studio downtown from Hart since 2020 and have had no problems and the rent is very reasonable. I will stay and continue paying my rent on time for as long as I live in Chico. People are always disgruntled in low-income places so take it from a long-time tenant who has lived at two places run by Hart and am extremely satisfied.

Mikey is a terrible landlord. Prior damage to the house was blamed on our group and then he tried to illegally charge us more money on top of taking our security deposit. He refused to take down a dangerous tree that destroyed part of the roof and fence as he said he needed to get the same work done at his house in hawaii. Flooded basement room due to cracks in the foundation of the house, his first solution was to try and spot clean the disgusting carpet with a spray bottle of bleach and rag till he realized professional carpet cleaners were necessary.
