The only reason this property management company is getting bad reviews is they are one of the few who rent out lower-income studios in the area. I lived at Walnut Creek Studios in the 90's and had no issues with Eric Hart and property management. I am currently renting a studio downtown from Hart since 2020 and have had no problems and the rent is very reasonable. I will stay and continue paying my rent on time for as long as I live in Chico. People are always disgruntled in low-income places so take it from a long-time tenant who has lived at two places run by Hart and am extremely satisfied.

I can't speak highly enough about my Landlord Eric Hart. He's gone above and beyond to make sure my cottage is in tip top shape. He kind and understanding, responds to issues with solutions and really cares about his tenets. The unit I live in was built in the 40's so it obviously comes with some quirks but for the price in Chico it can't be beat. I've lived in 2 of Eric's properties now and I plan to stay.

I have been a residential tenant of Eric's since July of this year. After the fire and medical issues, Eric was quick to get me into one of his apartments. I love that the application and rent payment is all done online and I was able to just set it up to automatically pay at the beginning of the month. I haven't had any issues since moving in. I did discover that my oven wasn't working a couple weeks after moving in. I let Eric know and he had it replaced with a brand new oven/stove within a few days. Highly recommend Hart Diversified to anyone looking for an honest and good landlord/rental company!
