I called Golden Oak Lending after, at first, looking at selling the house and moving to apartment life. After months of unfruitful apartment hunting, I decided to just take a mortgage and do some much-needed work on the house. After hearing about Golden Oak on the radio, I decided to give 'em a call. They made the process very easy. They ran my credit and gave me a great rate, in spite of being up to my ears in credit card debt (part of the mortgage would be used to pay that off). I was able to get a $100K 30yr mortgage with ease - easier than I expected. I did not have to pay anything upfront. They did roll down payments, processing, and the assessment into the contract, however. That was explained on the front end, so I knew to expect it. The only real problem I have with them is the fact they sold my contract to another company before the ink was even dry. The company that purchased my mortgage from Golden Oak is a textbook example of incompetence. But that's a horse of another color. So be aware, that once you close with Golden Oak Lending, they may sell your contract to another mortgage company.
