Home Spec Inc. and Daniel Barton did an excellent job with the home inspection for my first home purchase!
The Knox Fox Real Estate Group connected me with Home Spec Inc. for the inspection, and Daniel Barton was my inspector. He performed a very thorough and professional inspection and was excellent to work with throughout the entire process.
I was an out-of-state buyer and wasn't able to attend the inspection in person, but Daniel communicated everything clearly through email and phone calls. After completing the inspection, he called me to provide a preliminary overview of his findings before sending the final report. He was friendly, knowledgeable, and willing to answer all of my questions. He was also happy to discuss the Knoxville area, which I greatly appreciated since I was unfamiliar with the region.
The inspection itself was very thorough. Daniel identified and documented issues that both my realtor and I had missed. For example, the water heater was located behind a screwed-in access panel, and he made sure it was opened so it could be properly inspected rather than simply skipped over. He carefully documented his findings with detailed explanations and multiple photographs.
The final report was well organized and easy to understand. Issues were categorized by both type and severity, and safety-related concerns were clearly identified. The report also included recommendations for the types of contractors who would be appropriate to address each issue, which was very helpful. Later, when I hired plumbers and electricians to address some of the issues, their assessments consistently matched Daniel's findings, and none identified any significant problems that had been overlooked. This gave me additional confidence that the inspection had been exceptionally thorough.
The inspection report ultimately played a key role in helping me negotiate a reduction in the purchase price to account for needed repairs. The savings far exceeded the cost of the inspection, making it well worth the price.
