I can’t emphasize enough how professional, reliable, and precise he is. I had been trying to work with other inspectors before, but none compared. He’s incredibly fair and honest—he won’t charge you for unnecessary work. He easily could have added another $400–$500 by suggesting extra services, but instead, he told me I didn’t need them and encouraged me to save my money. It’s rare to find someone in this field with that level of integrity.

We worked with Tim and RoAnna at Blue Ladder and they were phenomenal from the beginning to the end. We were first time homebuyers learning the ropes and were super helpful every step of the way. They rescheduled easily when things came up ahead of time and when the inspection took place Tim was responsible, reliable and handled unexpected circumstances like a seasoned professional. I was confident that he was doing a first rate inspection and the extensive report with detailed photos and notes have helped us to prioritize and budget as we begin our new life as homeowners.

Excellent service and responsive. Great conversation with RoAnna on the phone for pre-inspection questions and scheduling - can also schedule easily online. Due to our tight home purchase schedule they worked to get us moved up to an earlier inspection date, which helped a lot. Tim gave us a thorough and detailed inspection report with clear priority repairs -which helped provide confidence in our purchase and repair addendum - as well as offered up some contractor referrals. Their inspection portal houses all of the documents and you can use it to generate a repair list. Super nice people to work with and would highly recommend.
