Steve did a home inspection for me and did a fantastic job! He was on time, very thorough and professional. He answered all of our questions. I highly recommend Steve.
Mr. Osborne is indeed a skilled inspector. My realtor hadn't heard of Skilled Inspections, Mr. Osborne's company, so was apprehensive at first. Her fears were misplaced, and she says she will be sending more clients his direction. He answered the phone the first time I called. It was easy to schedule with him. He was very accommodating. He also took care of getting the termite inspection company at the house at the time of inspection. A nice bonus. He showed up to the property on time, with everything he needed to do a thorough inspection. He got to work inspecting the outside of the home immediately, before I had even introduced myself to him. He was professional in appearance and demeanor. He seemed fit, so I felt I didn't have to worry about whether he could crawl into the attic, or on the roof, or under cabinets and crawlspaces. He even put on shoe coverings before entering the property, which I though was a nice touch. He was very meticulous, taking his time, and finding things that I certainly would not have. After the inspection, he sat down and discussed all his findings. His after inspection briefing was very informative, and he clearly defined the steps to getting the house in almost perfect working order. He detailed almost every item, and told me exactly how severe each issue was, and he identified all my urgent issues that insurance companies might have a problem with. After my payment cleared, He sent the report. It was comprehensive, complete with pictures of the areas of issue. Each item had repair and maintenance guidelines. It will be a great asset in my first few month of ownership of my property. On top of this, his price was in line with his competitors, beating most of them. One service I would have liked that I didn't see offered: Water Quality Testing, to test for pipe corrosion. But that is easily tested on my own. Also, I'm not sure about other homeowners demand for that service, so still 5 stars. 10/10, would have him inspect again.
