Last fall we had Masseo Landscaping do a massive storm-water mitigation project on our property that also involved completely redoing our driveway. We have a long, 2800sq ft driveway that was already deteriorating before we moved in to our house five years ago, and which was pooling water during rainfalls causing further deterioration. Our house is also situated below street level, with the grade sloping towards the house from all directions, which during super heavy storms was causing our basement to flood. We needed a solution that would replace the driveway with proper drainage and grading to avoid the same deterioration conditions as what we had previously, and which in general would help divert rain water away from the house without flooding our neighbor's property. Masseo Landscaping gave us exactly that.
Mark and Rebecca from Masseo deeply understood the problem we were facing, since they're familiar with the challenges of the soil quality and grading in the area and have done a number of projects like ours in the past. They proposed a design that included French drains for the driveway, underground drains for the gutters, and a drainage swale for the side of our yard to collect the diverted water without impacting our next door neighbors. Mark consulted with the town and village authorities and with an engineer to ensure the design was sound (which we got to be part of). And throughout the design and proposal process, he and Rebecca were very responsive to questions and modifications, which gave us a sense of comfort and confidence.
The installation was hugely impactful to our property, but they took care to make sure everything was put to rights afterwards, including re-installing wire fencing they'd had to remove to trench the drainage swale with brand-new fencing. And on top of that, at no additional charge, he and his crew installed extra drainage to take care of an issue caused a few years ago by a different contractor ago who'd pierced an underground aquifer, meaning we had extra flooding in our yard every rainfall.
Once everything was fully installed, we were the talk of our neighborhood! Completely unprompted, three of our neighbors reached out to tell us how great the driveway looked. One of our neighbors even had a conversation with Mark while the work was underway, since part of his property was going to be impacted (which was something we were all aware of before work began and had discussed with the neighbor ahead of time), and he told us we'd made a very competent, solid choice.
It's almost 9 months later and we just had a huge rainstorm today. Our yard is no longer the squelching swamp it used to turn into during heavy rains, and the swale has successfully captured the diverted water without spilling into the neighbor's yard. We're very pleased with the work of Masseo Landscaping and their subcontractors (the driveway was paved by an asphalt crew that Masseo hired out) - so pleased in fact that we've asked them to come back to do more work on our aging front stoop!
