    DO NOT BUILD WITH PULTE! I will start with you MUST read line by line on their purchase agreement and understand this agreement only is in the favor of the builder and not the buyer!!!! Trust me that they utilize this in their favor for everything. Worst experience I have ever had purchasing a home and frankly it was start to finish. I’ve wanted an American West home since 2012 when seeing them pop up but actually doing it was the worst decision of my life. Trust me that they utilize this in their favor for everything. Worst experience I have ever had purchasing a home and frankly it was start to finish. I've wanted an American West home since 2012 when seeing them pop up but actually doing it was the worst decision of my life. The builder really used COVID as an excuse for everything from supply chain shortages to materials used. Just an example that you couldn't choose a paint color even though sherwin William had tinted options available but instead it was the actual base paint that was affected by supply issues, go figure. I luckily watched every step of my build because you cannot trust that your items would be built with integrity and believe it or not it's not only the things you can see that had simply poor workmanship and our laziness, but it's what you can't see that can really hurt a buyer. Items such as torn ducting for your AC, frayed wiring, missing upgrades (if not caught they would have to tear out many other items) to the items you can see such as 3-6 feet of crack in tiles is 5 different areas throughout you home making it feel unsafe along with pure laziness in finished touches in all baseboards and casing nails hanging out GAPS and exposed cuts, paint and drywall such as areas not even textured or not painted, plumbing not cut to size leaving gaps that clearly are visible and a possible hazard for moisture in the walls, HVAC covers not covered, wiring for units not even stripped to be wired to thermostats and units just hanging in the wall, door handles chrome finishing missing, counter tops stained to the degree that had to remove the top and replace,etc. The worst part of it all is when the concerns were brought to the attention of higher leadership the blame got pointed back on me as the buyer. A comment along the lines that they already had to spend thousands of dollars on demo and replacing the flooring which clearly was not my fault. Items that were brought to the attention of the builder on the first walk through slip cracks with the builder on the second and third walk through and after reporting to warranty it has now been 3 months and nothing been repaired. It is very upsetting building a $600k home and being this stressed out when we built to avoid all the stress. Chris O'Connor put me in buyer default stating that I had no intent in purchasing the home and was going to keep my $20k+ deposits although the date he noted as the date of default days after I had signed a change order request (talk about trust for the builder threw out the window) and lastly Matt Werner the superintendent was suppose to provide daily updates after the flooring concern and provided a half days work while it took them an additional month. I highly recommend to never have any type of agreements with Pulte or any of their sub brands ever.I will attach as many photos and videos of everything although 90+ photos and hours of video footage from many steps of this process, may not all fit.

    Buying a home from pulte/ American west has been a nightmare. It has been 14months since I was pre-qualified and started building a home. They have forced me to pay 15% more money than we signed the paperwork for and in the end I am looking at a total build duration of 16months. Don't waste your time dealing with this company. They promised the world but to this date still have not delivered anything.
