I debated posting this. We used Pillar to Post less than 3 years ago. Our report stated no major issues. Turns out our side porch was a structural nightmare. It was improperly built directly against the siding, and a major portion above a large, visible void is failing and will collapse in about a year. This was confirmed by a structural engineer we later hired to make sure other issues related to this were not affecting the structural integrity of our house. The report stated that despite there being a crack in a stair, it was in “good condition”.
Turns out, water had been pouring from between the failing porch and siding, directly onto a joist and sill plate in the basement for years - prior to us even living in the house. These need to be replaced. Chunks were cut out of these, showing past access to the area to address issues. This area is visible in the basement and not hidden behind a wall - a wood board extends across the top of the foundation to conceal, EXCEPT for the area of issue, where it had been removed at some point to access the leak. This is to the left of an addition crawl space, which was inspected.
