“The attached garage looked like an ordinary shingle-roof repair from the ground. Measurement showed that the roof pitch was approximately 2:12, however, and the recurring snowmelt leaks were consistent with water moving beneath shingles installed on a marginal low slope. Replacing a few shingles would not have corrected the underlying material choice. The owners reviewed a limited patch and conversion to a membrane designed for low-slope use. They selected a two-ply self-adhered modified-bitumen system. Removal exposed four deteriorated plywood sheets near the eave, all covered by the written decking allowance. The new membrane was tied into the steeper shingle roof through a properly layered transition. Garage contents were moved away from the exterior walls and covered before removal. Nearby shrubs were protected with raised tarps, and granules were vacuumed from the side passage. The roof was completed before an overnight rain and remained dry through the following winter’s snow-and-thaw cycles.“

“The roof had no active interior leak, but several seasons of moss growth, uneven shingle color, lifted tabs, and granules collecting beneath the downspouts suggested that it was approaching the end of its service life. Attic inspection revealed inadequate intake ventilation, rust staining around older roofing nails, and isolated delamination near the north-facing eave, and because the existing shingles were uneven and the decking needed direct inspection, the overlay alternative was rejected. The selected assembly from Goldenberg Roofing NYC included algae-resistant architectural shingles, synthetic underlayment, ice-and-water protection at eaves and valleys, new drip edge, and a continuous ridge vent paired with new soffit intake openings. Optional gutter replacement was deferred, while the proposal included an enhanced system-warranty option and a twelve-sheet decking allowance. Mature foundation shrubs, a vegetable garden, an occupied home office, and the neighbor’s vinyl fence received additional protection. Work was split into two roof sections to keep the home weather-tight overnight. Removal uncovered deteriorated plywood along one shaded eave but less damage than the allowance anticipated. The finished roofline looked flatter and more consistent, while the attic no longer trapped the same heavy afternoon heat. The crew cleaned the gutters, swept the planting beds, and performed two magnetic passes around the lawn.
