When you have a problem, might as well forget about it, because you cannot get in touch with the engagement manager. You can call but they rarely return your phone call. There is no manager on site. Residents break the rules on their lease and things just get completely out of hand. They raised their rent to a ridiculous high amount yet the grounds are not maintained, the pool has yet to be open for the summer, and the club house has been closed since COVID. They charge you this “fee” of $104, that is tacked on to your rent. Who knows what that is even for. They claimed it was for the “amenities” yet when those were closed for COVID we still had to pay it, yet then they claimed it was utilities, though they advertise as utilities are paid by landlord with exception of electric. Pet rent is high too; an extra $40 a month PER PET. No other properties near here charge that much. Tricap is a horrible residential management company. Slumlords is more like it. The maintenance man is the only positive asset here, and the only one who is reliable and helpful. Update: The engagement manager reached out to me and explained the reason for lack of attention. I feel the way this property is run is not the fault of the engagement manager but the company as a whole.
