We have bought & sold many houses over the years and have worked with many agents. It is no understatement to say that selecting Bill Jameson turned out to be the biggest mistake we have ever made when it came choosing an agent. Except for the very last house, he never identified any houses for us – he simply waited for us to tell him what houses we wanted to see. There was never any sense of urgency with him – we had to push him to do anything. Athens can be a very fast-moving market, and on more than one occasion, we wanted to see a house quickly and he had excuses why he couldn’t (doctors appointment, out of town, etc). The one & only positive thing we will say was that he was pretty good about pointing out defects on houses that we did not always notice. The worst part of dealing with him came when we finally found a house we wanted to buy. He pushed us to accept a very short closing period but then it took forever to get anything thru him – offers, contingencies, seller disclosures, requested repairs – we had to push him every step of the way to get anything done and in some cases, he did not seem to know what he was doing. But it was the repairs list that became the nightmare. The biggest item was the roof, which he himself had pointed out to us as needing to be repaired. Because we were pushed into a short closing and he was so freaking slow on getting anything done, it literally came down to the day before closing that the roof was supposed to be addressed. He told us that he had inspected it himself and it had been resolved, and we believed him (our mistake). But when we showed up the morning of the closing for the final walkthrough, the roof had not been repaired, and it became clear that Bill had lied to us. He started claiming that the roof had been inspected and it was OK as is. Rather than advocating for us (his clients), he teamed up with the Sellers agent to claim that the contract was not clear on the required roof repairs. It became obvious that he was only worried about his 2.5% agent fee. Bill was completely unhelpful and said he did not know how to resolve the dispute. It took the Sellers agent to suggest a path forward that we were finally able to agree with and allow the closing to proceed. At closing, he forgot to bring the key to the house and our previous earnest money check. Our strong advice would be to avoid Bill Jameson as your agent at any cost – you will be glad you did.
