We originally contracted with Berkshire Hathaway in 2011-2023 to manage our property when the company was under the ownership of Macintosh. However, when he left/sold the company, the quality of care we received from this management company became poor and highly questionable. In fact, I had to drive to Gainesville one year to have a meeting with the property managers because for some reason, there was always a maintenance issue that arose every month and we were charge hundreds to thousands of dollars to fix. Interestingly enough, after that meeting, we were no longer charged these exorbitant amount of money every month. We were with this company for over 10 years and I am regretful we did not switch sooner. When we withdrew our property from this company, they again charged us an exorbitant amount of money. My property now is with a different management company and the difference in quality of service is night and day. Please AVOID this management company at all cost.

I rented from Magnolia Manor which they manage. I was a renter for a year. It was my fiancé and I living there together. We’re very clean people. No smoking. No pets. No shoes in the house. If I dropped something on the carpet, I used my wet vac to clean it up. I took care of the place. Before our lease was ending, they sent a list of what needed to be done. They made sure to note that the taps must ”sparkle”. So I did exactly that. We cleaned for hours to ensure we’d get our full security deposit back. Even replaced the drip pans on the stove top. They still charged us $80 for ONE HOUR of cleaning. Yk why it’s only one hour??? Because there was nothing excessive or unsanitary that was beyond normal wear and tear. Everything was as we got it aside from marks on the walls that needed a coat of paint. Which I have emails talking back and forth about how that was fine and I would not be charged. There was nothing that should have required them to charge us. They required us to clean the carpets prior to move out as well. Which we also did. I tried to dispute the charge and still have not heard anything back two months later. They also are very diligent about getting their memo to you. They charge you $10+ for mailing it to make sure you’re their to sign the memo. But your security deposit itself? The actual valuable money? There was no security or requirement for signing. But they make you pay for their convenience and insurance that they are legally covered. They don’t care about you one bit. Also, random inspections?? One time, while still living there, they showed the apartment to a future renter. They gave us 25 hrs notice so that it was within the legal limits. I asked to have it rescheduled so we could be there while a stranger was looking through our stuff, and management (Caroline) declined my compromise. No matter how polite, friendly, or neutral I tried to be, there was no compromise or treating us as even equals. The owners of the property seemed nice. And I’m sure there are worse experiences out there than this because the property was always taken care of and maintenance was on time. Idk what it would’ve been like if we were on their bad side lol so it’s a clean space to be, but don’t expect any friendliness or even just common courtesy. They are strictly business and don’t care about you.

We live 2 hours away from this one property we inquired about, we scheduled our tour at 2 pm, unfortunately we noticed we were going to be late through the ETA on the gps so we called 30 minutes before to let them know. Turns out we spoke with the manager who said it was okay for us to be 15-20 minutes late and she would notify the agent meeting with us. We show up at the time we gave to find out no one was meeting with us. We called back and was informed the agent left at 2:18 saying we were late, even though we gave a reasonable notice, while we arrived only 2 minutes after she supposedly “left”. They also informed us that the agent said we were 30 minutes late on top of the notice we gave them which was not correct. Somehow in the 3 minutes of the agent leaving and us arriving she made it back to the office which is 15 minutes away from the rental we were meeting at, also doesn’t add up. Very disappointing for us to go through as we live 2 hours away and drove all the way to be told “sorry”.

The office manager is rude, hostile, and does not listen. As a tennant, I expected to be treated with respect. Instead, the office manager was agitated and evicted me from the SERVICE office. She did not care about me being a senior person. I got similar feedback about the office manager from other senior neighbor. I would never deal with this office again.

Gladys Weeks is absolutely horrendous to work with. She scheduled a viewing with me for 3 pm, did not show up and has her phone number incorrect on Zillow and the Berkshire website. After waiting for Gladys for 10 minutes we had to call Berkshire Hathaway to get the correct number and once I did. She informed me that she already accepted an application for the unit and couldn’t show it, while we were waiting for her. This appointment was set 5 days ago and, I messaged Gladys at 10 am the day of the tour to let her know I was excited to see her at 3. Completely unprofessional, and seems like signing with them would only lead to more messes.
Edit: I had to come back and edit this review because Gladys took her time out to call me back and offer to show me the rentals although none of them are available. Then began arguing with me when I told her that her phone number was incorrect. No one has been more unprofessional. You can see the screenshot below of the phone number she called me from and the phone number she provides on her website.

Brookshire Hathaway home services is nothing but a joke they claim they're going to come out and fix things when they don't my husband's a disabled American veteran he served in the military for 10 years they don't know how to come out and take care of what needs to be taken care of at the home they always claim that it's not their problem and the person running the home has to pay out of pocket which my husband and I did a couple times one of the times was we had a big limb up above the house we lived in we told them about it they wouldn't come and take care of it so I had to pay $1,200 out of pocket on that the house was completely roach infested we asked him to take care of that they didn't the carpet in the home was all torn up so as far as we are concerned they ain't nothing but liars and people that like to screw people over especially veterans

This is the worst company to rent from. They tell you one thing, then do the opposite . They invalid your privacy all the time. Their communication is garbage they will not call you back. If you have a maintenance issue, they will take weeks to take care of the issue . Don't rent from this company you will not get your security deposit back. When we move in the apartment was disgusting and had to clean everything before we moved in. Then when we moved out they said that we didn't clean the apartment at all. Then we disputed the security deposit and provide receipts , and they said that we didn't have any receipts , so they lost them. The manager Jillian is a joke and will not return any calls. DO NOT DO BUSINESS WITH THIS COMPANY.

Megan Leslie is an absolutely horrible realtor. Completely unprofessional and difficult to work with. She has no social tact and is an utterly deceptive individual. A total nightmare and ruined opportunities for me. AVOID HER AT ALL COSTS AS A REALTOR!
