“Evergreen Building and, in particular, Jarrod Russo are in my Hall of Fame of general contractors. During my nearly 40 year career in rear estate, I acted as landlord for owners who couldn't do so themselves: pension funds, real estate investment trusts, and family companies. I have personally managed hundreds and hundreds of construction jobs and while I can't say that I have seen it all, I have seen plenty! I am not trying to toot my own horn but to let you know out of all the general contractors I have worked with, Evergreen is one of the very best.

That doesn't mean they are the cheapest because if you want cheap, hire some guys out of the Home Depot parking lot and good luck to you. What Evergreen does well is budget accurately, build and bill to budget, and orchestrate the different trades to show up on time and do their work properly. This is really important because, for example, the kitchen counter contractor needs to get his work done before the backsplash tile contractor can start his work, etc. A passive general contractor can have a schedule blow up because the subcontractors aren't showing up on time and a delay by one messes up all the other subs' schedules. Jarrod and his onsite supervisors are on top of this process which is why they can get the job on time which is so important in a renovation where the overall cost of renovation includes not only the construction, the possible cost of alternate temporary premises, delayed moving costs which might in turn complicate moving out of a property sold and promised to someone else. In short, while price is important so is the ability to perform in a timely manner.

Another strength of Evergreen is their ability to review and suggest improvements to plans. Jarrod suggested a half dozen changes on our renovation which, even though they increased the scope of the project, they significantly improved the quality of the overall renovation as they spotted issues with our site's drainage as well as how we could remove the ceiling lid in the original kitchen to reveal the good looking hidden wood beams which made the kitchen look and feel bigger.

I think most people who undertake significant home renovation projects go about it by bidding out the job and selecting the cheapest general contractor. (I wonder if they would bid out their heart surgeon the same way!).They think all construction is generic and one contractor's work no different than another. Many of them end up disappointed and disillusioned at the outcome which ends up being considerably more expensive and taking much longer to complete.

My advice is before a renovation is undertaken to understand that this is much more complicated than building an entirely new home in which everything is new and thus more predictable. On the other hand, renovations are embedded with unstated assumptions: the existing plumbing and electrical systems work properly and can be upgraded (plans typically assume this to be true); there is no mold, termite or water damage, etc, etc. Every renovation project will uncover some unpleasant surprise not contemplated on the original plans. The point is when stuff like like happens in a renovation--and I guarantee it will--you want the best, most capable, experienced, and honest contractor working on your behalf.

I respectfully submit that Jarrod Russo and Evergreen Building is the company I would use again to undertake any significant job requiring a general contractor.“
