I want to start by saying that the people at United Dwelling (UD) corporate are great; they've always been very friendly and ready to help out whenever I had questions or an issue crops up. If I had one problem, it would be that I asked to be told whenever someone showed up at the house (because we have dogs), exclusive of the major construction during the first 3 months, 90%+ of the time they just showed up without saying anything. Now to the reason I am giving them a rating of 2... Firstly, the unit was delivered probably 9 or more months late, and I am starting count from 90 days after demolition. Honestly the delay is understandable due to the ongoing pandemic and problems securing workers and materials. During construction there were some issues like front yard disturbance that still hasn't been fully fixed, and a porta-potty that smelled so bad multiple neighbors complained for weeks before it was fixed (not UD's fault, the company handling it was not showing up). UD was always happy to help and had great customer service, but this was when it started to become obvious their the work they sub-contractor out is sub-par. Oh, and before I forget, their sub-contractors are either never on time or never show. I can think of so many instance where they say they'll show, but they miss the first 3+ days they say they'll be there, and show up only weeks later. Finally, my biggest issue is what was delivered. It was delivered livable with major things all working, but there were a ton of minor issues, and some more major ones when I finally saw the delivered unit in person. (I signed off on the final product remotely using video, so I did not see it in person until 2+ weeks after that). I've attached pictures, but I'll just describe some of the problems here as well. The unit was delivered completely dirty, and didn't seem like it had been cleaned at all as it took at least 2 passes with a vacuum and 5+ passes with a mop for the floor to finally be clean, and it was a similar situation with every horizontal surface including inside cabinets. The larger room of the 2 bedroom somehow got delivered with flooring that was curling up, and I don't know how nobody from UD saw it during the final walkthrough. Whoever sprayed the wall texture got it everywhere, on the floors, on the walls, on the toilet, everywhere... Cleanable with elbow greese but still ridiculous from a sub-contractor quality control perspective. Multiple (at least 6+) small to medium sized wall patches are fairly obviously not texture matched. Whoever did the trimming did a poor job as there are gaps and chips all over, whoever installed the kitchen sink just did a really ugly job with the sealant, and there is one outlet that is not properly secured and is loose. All 3 indoor doors have 2+ inch gaps for whatever reason as well. 1 bedroom door doesn't close all the way, another bedroom door's lock doesn't work, and one of the blinds can't be moved up or down. Anyways, that covers a few of the issues I can think of, and I've documented a lot of the issues in the pictures but not all of them because it got repetitive at a certain point to take multiple shots of a similar problem. I ended up just putting masking tape on all the issues for their reference, and asked to at least have the major issues fixed like the curling floors (it looks far worse in person that the pictures). As of this writing, it's been about 6 weeks since delivery, and 3 weeks since I asked for these items to be fixed. Nothing has been fixed yet inside the unit, and nobody from UD has even made it out to the ADU. Again, the corporate staff have been nothing but nice and helpful, and I know they'll get these problems fixed eventually, but it seems to be that they are dependent on sub-contractors who lack attention to delay, and who can't seem to keep an appointment.

Not so happy now. We started our project over 10 months ago and are still waiting for minor projects to be completed with no firm date of when they will be completed. The Certificate of Occupancy (or ability to rent the unit) hinges on the completion of these projects. I am second guessing my decision to go with this company.
