“We hired Optimum Seismic in 2020 to evaluate our 2 story apartment building in Pasadena in regard to Pasadena’s new Seismic Retrofit Ordinance requiring that such structures be reinforced. They performed this evaluation with the understanding of the requirements and with our hope that we could exempt the building due to previous work done in the early 90s. We expected the city would still require the work, but Optimum was quick and professional, accumulated all information necessary, and proved after a plan check review that the 90's work met city requirements. We appreciated that they were very easy to communicate with as the process evolved. Ultimately, they showed that no work was necessary to bring the building up to code (Ordinance No. 7345) and provided us with a report to that effect. I highly recommend Optimum Seismic for any such evaluations.“

In my case, the variable speed heat pump was the way to go, relocating it into a space above my master bathroom. The guys were able to do it in two days, They were friendly, considerate, explaining the system, and the new Nest thermostat. I would say their price was slightly above the other quotes, but I was more confident in them than the other bidder.“

“This contractor is not qualified to install concrete. I hired them to pour and finish a small concrete slab around my pool. The first time they set the concrete, it cracked in 7 places within the first hour. They had to jack hammer everything out. During this process they damaged the pool coping, and did not reduce the price to cover the damage. The second time they set and finished the slab, the finish was different shades of gray. The job will have to be performed again by someone else.“

“The condominium property I viewed is called The Del Mar, built by Giantech construction. I was given an in-depth tour of the property starting on the first level of the property showing me the common areas, dog walk (on the side of the property), clubhouse, well-equipped gym, first-rate gas barbeques and pool. The sub-terranean garage is huge with 140 spaces for the 55 condominiums including 6 charging stations with pre-wiring for more if needed. The condominium unit itself was modern with clean lines and the best of the best appliances (Wolf stove and oven, Subzero refrigerator) and top-quality fixtures all tucked into stunning European cabinetry. The interior doors were heavy and solid, the windows were European, dual paned styled windows that open on two different axis, and there was hard wood flooring throughout. All the interiors were standard with the units, designed by the builder. I asked the agent who gave me the tour about the history of the complex and if there were any problems reported. She was very forthcoming and said that several of the units had some water damage with the unusual amount of rain we had this past winter. Apparently, the terrace drainage was designed for normal \“
