If I could leave zero stars I would. I could have written the other 1-Star review myself word for word. But here is mine:

We lived across the country and bought a house in February 2026 in Virginia. The local realtor insisted on this particular inspector. Ron had done the inspection in December 2025. He certified the roof as good for another 5-7 years. Swore it up and down, because we had many concerns about it’s age. He checked all the electrical, and only named 2 or 3 outlets as needing attention. He also said the chimney’s were good. He spent 3 hours at the house.

Mr. Ladd inspected my home in wise Virginia and in just two months the wires grounded and now I am having to live in a house without power and water. Pipes busted after power cut in December. His inspection said no visible problems. I hope someone sues and I wish I could give lower than one star.I'm guessing he got his licences from a Crackerjack box.

Very poor inspection service. Made serious false claims on house that caused buyer to back out of sale. Claimed part of house did not have concrete footers and chimney was cracked and fireplace needed to be replaced. Both claims were proven completely false by actual licensed professionals in their respective fields. BEWARE!
