I closed on a property through GT 2 years ago. Now have a buyer. Suggested he use GT as they have much of the paperwork. They found out previous closing agent forgot to get 2 partners to sign off. GT did not respond to my email about delay, so I called. They told me the above. 2 weeks later, they still havent contacted those partners. (Both are local). I need to close this year or large tax bill. Looks like I'm going to have to file a claim with insurance co. Suggest you find a different company, plenty out there. ;( edit: my gripe was forwarded to operations mgr. last week, she got 1 sig following day, but other party doesnt want to sign. With all their agents and offices, seems there's no-one that has the experience to get problems resolved edit 2: Here we are 2 months after proposed settlement. Agent told me 2 weeks ago she was able to get 2nd person to sign off, and we could close last week. Last week she said document went thru fuzzy but she would send another copy and we would close this week. Well, it's tuesday, and she still hasnt contacted my daughter who has a very tight schedule. If I could change title companies at this point I would ;(( 1/23/26,,,well, here we are end of jan., after leaving another firm message at HQ., get a call back from a new agent. She says they've reviewed case and can now issue policy cause if a claim comes up they are already "on the hook" for it thru my policy. Unfortunately, this leaves a cloud on the title, and when I told my already angry buyer, he cancelled the contract. Sad no-one at Guardian had the maturity to get this answer 2 months ago, I might have been able to help buyer get a lawyer opinion letter and the deal might have been saved ;(
