The 18-year-old membrane over this laboratory had become brittle around several fume-exhaust curbs. Repairs were possible at individual openings, but moisture testing identified wet insulation in separated areas across the roof. Complete replacement was selected after the owner compared continued repairs with the cost and disruption of a planned reroof. The laboratory could not shut down every exhaust system at once. Roofing was therefore divided into zones, each aligned with a scheduled mechanical shutdown. A mechanical contractor raised and temporarily supported the affected equipment while the roofing crew replaced insulation and rebuilt the curb flashings. The selected PVC membrane was reviewed for compatibility with the facility’s expected rooftop exhaust conditions rather than chosen solely by product category. Temporary protection prevented dust and membrane fragments from being drawn into active air intakes. The concrete deck remained sound, so no structural allowance was used. Walkway pads were added around the equipment that received monthly service. Every curb was photographed before the corresponding exhaust was returned to operation, and the completed assembly received the specified system warranty
After dealing with the same leak for nearly three years, we finally decided enough was enough. A shallow pool remained around the center drain after nearly every storm, even though the drainpipe itself was clear. The drain flange sat slightly higher than the surrounding insulation, forcing water to climb before it could leave the roof. Years of coating had reduced the depth only temporarily and created an uneven surface around the strainer. The contractor opened a wider section and formed a recessed drain sump rather than adding another surface patch. Damp insulation immediately around the drain was replaced, while the dry material beyond it remained in place.
