The inspector was very professional, and did great job. The communication was very fast. A lot of my concerns have been put to ease after the home inspection.

Mike did an awesome job with inspection of my new construction home. His reports were very thorough, detail and self explanatory with clear images. He was able to catch some important pieces which builder missed and it was a very smooth experience. He offers Radon test as well so it was really convenient. Highly recommended !!

Mike is thorough, honest, punctual, and has a superior working knowledge of homes and home systems/components versus other inspectors that we have worked with. Many of our buyers choose his company and have been extremely happy with the services provided.

Mike did not only an excellent job on my new home inspection but also he made himself available for all my follow up questions. He identified some items that should have been identified at the pre-dywall stage. I strongly recommend Mike for any home inspection.

Very poor. Don’t hire you will loose your money. I had to hire another inspector to redo the job.

Mike Schultz is an excellent Home inspector. Before this, we have hired a bunch of home inspectors, and I never had such a good experience. He arrived before time, completed the whole walk through, took pictures, included pictures of the recommended fixes, so the homeowner doesn't have to do additional research.Yes, he prefers to do email mainly, but thats because he is so organized and he can communicate more clearly and efficiently over email.Mike helped us with the initial inspection, and a re-inspection.His charges are very reasonable for the value he provides. He is the best investment you can make!

He made a pretty sorry effort on our inspection. Missed a lot of items that I noticed easily, and very apparent he did not enter the crawl space--just stuck his head in and took a picture. He did not report on all of the corroded plumbing fittings, falling insulation or inadequate coverage of the vapor barrier. Affordable? I guess you get what you pay for. And word to the wise--go with your own inspector, not one that your agent recommends as was our case.Follow up response: Misconception of an inspection? The buyer's inspector of my last home (same age as current home) thoroughly inspected the crawl space and reported on vapor barrier that was out of place and also found some corroded PEX fittings. The fittings on the home you inspected for me ARE corroded and I've already replaced two that were dripping. I understand that vapor barrier was not required to cover 100% of area, but is falling/missing insulation acceptable by code? That was easily seen about 15' into the crawl space. Not sure what "cosmetic" items you are referring to with regard to my communication with the agent. All of the items on that communication were about failed components or signs of an underlying problem.

Very tough to communicate and will end up spending more on house inspection

We used Affordable Home Inspection (AI) to inspect the new house we purchased.
The initial inspection report is good and was easy to schedule over email.

The problem started when we wanted to schedule second inspection to verify whether the builder fixed all the issues mentioned in the first inspection report.
    1) I had to send multiple emails just to find the cost of the second inspection.
I used to get response for clarifications I asked about my concerns in the Inspection report but not to my question above.

    2) And then had to send numerous emails and phone calls just to find his availability. (Not even scheduling)

AI will make it loud and clear that mode of communication they prefer is only email. So be aware of that.

I understand not every inspection request can be accommodated as there could be other inspections scheduled already. They could have just conveyed that instead of being so irresponsive.

From the emails I received from them, I am in the opinion that AI will do second inspections only if it is convenient to them as they are cheaper and may be not worth their time which is fair. Its just that if they are upfront about it we could have taken more informed decision on whom to choose for our inspection.

The reason I said, someone could end up spending more is because if they are irresponsive about the Second inspection you will be forced to find someone else to do it who may charge more as they are not the persons who uncovered those issues.
