Ted's Flooring refinished our 30 year old oak hardwood kitchen floor. It's about 200 square feet and cost $1200. It was in sad shape from kitchen chairs and foot traffic. Ted came to the house and inspected the job, then quoted the price. He explained his recommendations, and we decided upon a solvent based epoxy satin finish. They arrived on time and Ted and his technician Stanley worked all day, roughly 11 hours. The preparation was the bulk of the labor. Sanding and patching and vacuuming through 3 grits of abrasive, 50, 80 and 120. Then two coats of finish. It looks amazing.
