Mr. Vogel served us better than we could have hoped for. When we were bidding on a home in Sedona nobody knew what we were about to buy. The sellers' disclosure basically said they were heirs and didn't know anything about the property. We decided to have it inspected, and we found Vogel Home Inspection by a referral from our agent. The inspection was systematic and thorough. On a couple pages the report had a note about the type of breaker panel on the house, and a discussion of whether it should be replaced. On the one hand, there wasn't any regulation requiring its replacement, but on the other there were industry reports of its unreliability. No hint of this problem was known by the sellers. Our electrician alerted us that replacing the breaker panel would trigger an APS requirement to run new cable from the house to the nearest distribution transformer, which would also require underground trenching. We were able to get estimates for these projects, and discovered that they would raise the cost of the house materially. There were a number of lesser problems with the house, as could be expected due to its age. We took all the estimates into consideration when we negotiated the price. Had Mr. Vogel not inspected the house, we would have been surprised with costs beyond our imagination. Since we bought the house and fixed the breaker panel, we have met numerous people who agree we did the right thing. One insurance agent even told us some companies would not have insured the house with the old panel. We are very grateful that Mr. Vogel did not gloss over the electrical issue, and also that we could use the report as a checklist to make intelligent and efficient decisions on the maintenance of our new home.
